Looking for a shop to rent/occupy in Spring Branch/Bulverde Area

Hello, I am looking to start a not-for-profit community auto repair/restoration shop to help give today's youth a place to learn to work on cars, give back to the community by fixing cars for low income people who need help, learn to restore classics, start a youtube channel etc.
I have a full time job and I am not in a hurry and may consider leasing the building.
My hope would be to find someone with similar interests that has a building to allow occupancy in the meantime until we can generate donations or some sort of income to pay the bills.
It does not need to be commercial frontage.
I believe it is important to keep motorsports alive and I believe many teens and young adults don't have the resources or guidance to learn to work on them.
Many of them want to be in the industry but resources are limited and it is costly to have tools/shop etc.
It would be nice to give them a place to go and be productive on nights and weekends instead of partying.
Long term I would like to find someone to run the shop for a salary which is driven by donations or income.
